Julian Dunkerton’s much-criticized “tatty tents” outside No. 131 The Promenade in Cheltenham are finally set to be removed after six years of use. Originally installed in the summer of 2020, these marquees were part of Covid-19 measures that relaxed planning rules to support outdoor dining.
Following the end of these pandemic-related regulations in 2022, the future of the marquees sparked a lengthy planning dispute. The Cheltenham Civic Society had previously described the structures as an eyesore. Despite efforts to retain them, the Cheltenham Borough Council rejected plans to keep the tents outside the grade-II* listed buildings at 131 and 133 The Promenade in November 2022. This ruling was subsequently upheld by a planning inspector during the summer of 2023, leading to enforcement action and an appeal process with the Planning Inspectorate.
Meanwhile, separate plans for a slim, modern metal pergola with a retractable roof to shelter outdoor seating were approved in February 2023. Mr. Dunkerton, who owns No. 131, announced that construction of this striking new terrace will commence this month, with completion expected by October.

The project will replace the temporary tents with a high-quality, year-round hospitality space that respects Cheltenham’s iconic Regency architecture. The new terrace aims to enhance one of the town’s most prominent locations while providing an exceptional experience for visitors.

A spokesperson for No. 131 emphasized that the new lightweight structure is designed to blend sympathetically within the town’s historic streetscape. It will offer an elegant and contemporary addition to the property, providing a premium year-round hospitality experience. This development further strengthens Cheltenham’s reputation as a leading UK leisure and hospitality destination.
This project marks the latest investment by Mr. Dunkerton and fashion entrepreneur Jade Holland Cooper, who have collectively contributed to Cheltenham’s growth through various hospitality, retail, and commercial ventures. Their efforts have created jobs, drawn visitors, and supported local businesses, contributing significantly to the town’s prosperity.
Throughout the renovation, No. 131’s hotel will remain open, with the Terrace Restaurant continuing to serve guests during initial construction phases completed in front of the neighboring building.
