A new proposal aims to transform land south of Ross Road at Conigree Court in Newent with the construction of up to 280 homes and a hotel, sparking a call for local feedback on the project’s future.
The development plan, led by Arenite Developments and overseen by Black Box Planning, envisions a sustainable urban extension designed to blend seamlessly with both the existing town and the surrounding countryside. Central to the scheme are 112 affordable homes, flexible office spaces, and business units, alongside a potential new hotel.
An innovative feature of the project includes a small renewable energy microgrid, utilizing ground and roof-mounted photovoltaic panels to promote on-site energy independence. The development also proposes accessible green spaces, pedestrian footpaths, biodiverse corridors, and a reedbed system for eco-friendly foul water treatment.

“The ambition is to create an intimate neighborhood that enhances Newent’s role in the Forest of Dean district,” say the developers. Emphasizing a low carbon economy and sustainable housing, the plan aims to deliver homes that meet local needs with 40% designated as affordable housing.
The new residential area is planned primarily on the eastern edge of the site to integrate closely with Newent’s existing built environment, fostering community cohesion. The northeastern corner will accommodate employment spaces, potentially featuring a hotel and a community business hub designed to support startups and embrace modern working styles, including home working.
Residents are encouraged to share their opinions through a dedicated website, with all responses to be forwarded to the Forest of Dean District Council as part of any forthcoming planning application.
