Plans for 280 Homes and New Hotel Proposed on Newent Outskirts

A new proposal to develop up to 280 homes alongside a hotel is under consideration on the outskirts of Newent, Gloucestershire. The site, located south of Ross Road at Conigree Court, aims to create an innovative and sustainable urban extension that blends seamlessly with the existing town and surrounding countryside.

The development plan includes 112 affordable homes, flexible office spaces, and business units, all designed to foster community growth and economic opportunity. Central to the proposal is the integration of eco-friendly features, such as a renewable energy microgrid utilizing ground and roof-mounted photovoltaic solar panels coupled with battery storage, promoting energy self-sufficiency on site.

In addition to housing, the project promises accessible green spaces, footpaths, and biodiverse corridors to enhance natural habitats. A reedbed system will treat foul water sustainably, reflecting the development’s commitment to environmental responsibility.

Planning consultants from Black Box Planning, representing Arenite Developments, emphasize that the new neighborhood will not only meet housing demand but also strengthen Newent’s role as a key hub in the Forest of Dean district. The development seeks to create a low-carbon economy by offering modern working facilities, including a community business hub to support startups and flexible work patterns such as home working.

Residents are encouraged to share their opinions on the proposed plans via a dedicated webpage. Feedback will be considered alongside the formal planning application submitted to Forest of Dean District Council.

The residential area will be concentrated on the site’s eastern edge, close to existing homes, ensuring the new community feels connected and integrated. With 40% of the housing stock designated as affordable, the proposal aims to address local needs and provide diverse tenure options for prospective residents.

The northeastern corner of the site is earmarked for employment use, potentially featuring a new hotel alongside office spaces designed to cater to modern business demands. This mixed-use approach reinforces the vision of a vibrant and sustainable community extension that enhances Newent’s character and economy.
