New Farm Shop Proposed Near Busy A417 Roundabout in Herefordshire

Plans have been submitted for a new farm shop adjacent to the busy A417 roundabout in Herefordshire. The proposal involves installing a modular building at the junction of A438 Hereford Road and A417 Leadon Way, just west of Ledbury and close to the town’s well-known viaduct.

Currently, the site is an open plot of about one-third of an acre with a derelict timber outbuilding, which would be removed to make way for the development. Access is already available via a cul-de-sac off the roundabout, simplifying traffic flow to the location.

The new farm shop plans include thirteen parking spaces and four cycle racks, along with a landscaped buffer strip designed to shield the building from the roundabout’s traffic. The modular structure can be quickly assembled with minimal ground disturbance, protecting the existing nearby trees.

The application, filed by Mr. T Phillips, requests full planning permission (application number 250939). The building will feature a glazed frontage, offering a modern look and allowing transparency into the shop interior. Surface water drainage will be handled on-site to manage environmental impact.

According to the planning statement, Mr. Phillips belongs to a local farming family and intends to sell a variety of their own produce alongside other locally sourced goods. The farm shop aims to serve as a valuable community resource for Ledbury’s expanding northern residential area and will provide employment for two full-time staff members.

Notably, there have been two previous failed attempts to develop housing on the site, but recent guidance from Herefordshire Council supports this farm shop proposal. The council’s pre-application advice has been clear in endorsing development of this nature.

Local residents and interested parties can submit comments on the planning application until July 3.
