Plans have been submitted to restore Pillar House, a Grade II Listed building in Cheltenham, to its original use as charming residential villas, ending years of vacancy and neglect. Situated at 113–115 Bath Road, Pillar House was built around 1825 as semi-detached homes before a large rear extension was added in the 1980s.
Over time, the building shifted from residential to commercial use, most recently serving as office space. It has been vacant since October 31, 2022, and previously suffered fire damage in the late 1970s alongside extended periods of disrepair.
Despite multiple past proposals for educational and residential uses, none came to fruition. Yet, the original layout remains discernible, offering a strong foundation to restore the property’s historic residential character.

According to the planning documents submitted to Cheltenham Borough Council, the current owner of Pillar House has deep-rooted connections to Cheltenham and a profound respect for the building’s architectural and historical importance. Their goal is to deliver high-quality residences that faithfully reflect the scale and character befitting this prestigious neighbourhood.
Described as a significant conservation opportunity, the proposal aims to breathe new life into the listed buildings, enhancing their role in the historic fabric of the Bath Road Character Area. The villas lie opposite the Grade I listed Thirlestaine House and near Grade II* Cheltenham College, underscoring the site’s importance.
The development plan calls for six residential units in total, restoring the two listed villas as three-bedroom homes and converting the remodeled rear extension into two two-bedroom apartments and two three-bedroom duplexes. The scheme includes provision for 10 car parking spaces and 12 cycle spaces, along with an on-street loading bay to minimize traffic disruption during deliveries.
