Gloucester Docks is set to welcome a significant new addition to its regeneration efforts with plans for a six-storey building housing 141 flats. The Canal and River Trust, in collaboration with development firm Bloc, has submitted proposals to Gloucester City Council to develop this ‘missing piece’ of the docks’ revival at West Quay, located between Llanthony Road and Severn Road.
The proposed development will offer a mix of one- and two-bedroom apartments designed specifically for rental, aiming to enhance housing options in the area. Integral to the project is the refurbishment of an existing warehouse, transforming it into a vibrant multi-use social hub featuring a gym, games area, parcel storage, and a reception area.
To accommodate the new homes, two older industrial buildings—deemed to lack architectural or heritage significance—are slated for demolition. According to the architects, these structures do not contribute to the historical fabric of the docks and their removal will pave the way for a cohesive new development.
The warehouse refurbishment, however, is positioned as a key preservation effort. Currently in a dilapidated state, the plan includes careful restoration using appropriate methods and materials, ensuring the long-term survival of the historic platform structure. This blend of old and new aims to maintain the site’s heritage while providing sustainable reuse.
Residents can expect some apartments to come with private amenity spaces, complemented by a larger accessible plaza overlooking the dry dock basin and the historic docks. Strategic placement of the new building will shield this communal area from noise and traffic from Llanthony Road, creating a tranquil environment.
The public has until February 18 to submit comments on the development. Gloucester City Council is anticipated to review the application by April 29. Proposals can be viewed by searching application number 25/01157/FUL on the council’s planning portal.
