Following the Second World War, the buildings were combined, and in 2009, Wetherspoon acquired the site to establish their second pub in Cheltenham. The pub’s name, The Bank House, references the building’s banking heritage.
In autumn 2022, The Bank House was among 32 Wetherspoon pubs initially announced for sale; however, the company withdrew it from the market several months later to retain it within their portfolio. Recently, a spokesperson for JD Wetherspoon confirmed that the pub holds a leasehold interest and will remain operational regardless of any changes in ownership of the freehold building. The current lease is set to expire in January 2036, securing the pub’s future in the location for at least another decade, with potential for lease extension.

The freehold interest in the building is now available, with offers invited over £2,360,000. Wetherspoon currently pays £157,000 annually in rent, offering rental income for prospective buyers. The premises include a ground and first-floor pub area, with additional accommodation across the basement, second, and third floors, providing a total floor space of 13,778 square feet (1,280 square metres).
Due to its substantial upper floors and central location, the property presents attractive opportunities for future redevelopment, subject to securing the necessary planning permissions. Potential conversions discussed include residential units, office space, or a hotel.
Agents Green & Partners highlight the building’s prime location on Clarence Street, close to key retail areas such as the Promenade and High Street. Nearby businesses include Space NK, Wagamama, Waterstones, Oliver Bonas, Fat Face, Crew, and Franco Manca.
